If you’ve only been a landlord for a few years, you’ve had quite an experience. To sell your investment property fast, there are a few things you should know.

When you are selling a property to another investor, a good tenant will help the sale. As an investor I like a property that is already occupied, and especially if the tenant has been there for a few years. A homeowner will usually not want to mess with a house that has a tenant. However, never evict a good tenant if you want to sell an investment property to another investor.

Obviously a bad tenant is a problem, and should always be removed quickly.

A vacant investment property can be problematic and should be filled with a good tenant quickly. Too often vacant properties quickly become vandalized, or a desperate landlord puts in a poor tenant. Don’t allow this to happen to you.

Real Estate investing as a Landlord is a tough business. Good tenants always seem hard to find, and bad tenants are expensive.  It’s amazing how a single person can do thousands of dollars of damage just by being careless, let alone those who deliberate damage. And one bad tenant can destroy any profit for years.

Studies show the average landlord last 3 years. (If you made it longer, then congratulations!) I see a lot of people come and go, although I know many people who have been landlords for decades.
